Rental housing company Greystar has achieved a 68% reduction in water usage and identified £111,000 in annual savings after implementing Watergate’s smart water management system in its London student accommodation portfolio.
Following on from a successful pilot, Greystar deployed Watergate’s technology across three buildings at Chapter Islington, uncovering hidden inefficiencies, preventing water damage, and enhancing operational sustainability.
By integrating Watergate’s Sonic smart water system, Greystar has:
- Identified savings of over 2 million litres of water per month, equivalent to a 68% reduction in consumption
- Identified £111,000+ in annual savings, covering water costs, energy reductions, and insurance benefits
- Cut CO₂e emissions by 26 tonnes per year, reinforcing its sustainability leadership
Watergate’s real-time monitoring dashboard, leak detection system, and mobile app all enabled Greystar to pinpoint and resolve key inefficiencies, including:
- Excessive water consumption – 22% of units were using more water than expected, with one apartment consuming 11,600 litres per day due to a stuck toilet flush
- Pressure imbalances – Incorrectly set pressure-reducing valves led to inefficiencies, impacting both water conservation and resident experience
- Temperature control issues – Hot water systems were wasting energy, while cold water systems were at risk of Legionella
Through proactive monitoring and real-time insights, Greystar has improved efficiency, minimised operational risks, and enhanced resident satisfaction.
